HOW LONG DOES AN END OF TENANCY CLEAN TAKE?

There is no single fixed cleaning time for an end-of-tenancy property.

The time required depends on the size and layout of the property, its condition, the number of bathrooms, the kitchen and appliances, furnishings, carpets, windows and the overall scope of work required.

For this reason, ProExpert Cleaning provides an estimated cleaning time rather than a guaranteed number of hours.

EVERY PROPERTY IS DIFFERENT

Two properties with the same number of bedrooms can require very different amounts of work.

A well-maintained two-bedroom apartment may require substantially less cleaning than another two-bedroom property with heavy grease in the kitchen, limescale in the bathrooms, marked carpets, additional furniture or a generally heavier level of soiling.

The number of bedrooms therefore gives us only part of the picture.

The main factors affecting cleaning time include:

  • Property size and layout
  • Overall condition and level of soiling
  • Number and condition of bathrooms
  • Kitchen size and grease build-up
  • Ovens and other appliances requiring cleaning
  • Furnished or unfurnished property
  • Carpets and upholstery requiring treatment
  • Internal windows and glass
  • Balconies or additional areas
  • Access, parking and other practical considerations
  • Any additional services requested

WHY TEAM SIZE MATTERS

End-of-tenancy cleaning is normally carried out by a team rather than a single cleaner.

Depending on the property and the work required, we may allocate two, three, four or, for larger or more demanding properties, additional team members.

A larger team can complete the property in a shorter period of time, but that does not mean less work has been carried out.

For example:

4 cleaners × 3 hours = 12 labour-hours

The same twelve labour-hours carried out by two cleaners would take approximately six hours.

This is why the number of hours that our team is physically present at the property should not be confused with the total amount of cleaning work involved.

Important: Cleaning duration and cleaning workload are not the same thing. A larger team can complete the same number of labour-hours in a shorter period.

WHY WE DO NOT PROMISE AN EXACT FINISHING TIME

Before attending the property, our quotation is normally based on the information available to us, including property details, photographs or videos where provided, and the condition described at the time of booking.

However, the actual condition can sometimes be different from what was initially described.

Once our team arrives, the property is assessed and the workload can be confirmed more accurately.

Where the condition or scope differs significantly from the information provided, we discuss this with the booking party before carrying out additional work.

Our priority is to complete the required cleaning properly — not to rush the property simply to meet an artificial time limit.

ESTIMATED TIME, NOT A FIXED-TIME SERVICE

When we provide an estimated duration, it should be treated as a practical guide for access, key collection and planning purposes.

The actual finishing time can change depending on:

  • the condition found on arrival;
  • how the work progresses;
  • additional issues discovered during cleaning;
  • the number of cleaners allocated to the property; and
  • any additional services agreed.

Where possible, our team will keep the client or property manager informed if there is a material change to the expected completion time.
