Professional cleaning can achieve significant improvements, but not every mark, stain or discolouration is caused by dirt.

Some problems are the result of permanent changes to the material itself — such as bleaching, wear, heat damage, corrosion or fibre damage — and cannot be reversed through cleaning.

Our approach is to identify the difference, treat what can reasonably be treated and explain any limitations clearly.

CLEANING REMOVES CONTAMINATION. IT CANNOT REVERSE DAMAGE.

Professional cleaning is designed to remove dirt, grease, residues, deposits, odours and many types of staining.

However, once a surface, fabric or fibre has been physically or chemically altered, cleaning cannot restore the original material.

For example, a carpet may appear stained when the colour has actually been bleached from the fibres. A tap may appear dirty when the chrome finish has been permanently damaged by chemicals or limescale. Upholstery may retain a mark because the fabric itself has discoloured.

In these situations, further aggressive cleaning can sometimes make the damage worse rather than improve it.

CARPETS & UPHOLSTERY — WHY SOME MARKS REMAIN

Carpet and upholstery cleaning can remove substantial amounts of soil and many common stains, but the final result depends on the fibre, fabric, age of the item, previous treatments and the substance responsible for the mark.

Some apparently dark or light patches are not dirt at all. They may be caused by:

  • bleaching or colour loss
  • previous chemical treatment
  • fibre wear or crushing
  • sun fading
  • heat damage
  • permanent dye transfer
  • staining that has penetrated or chemically altered the fibre

Where appropriate, we will attempt professional stain treatment, but we cannot guarantee complete removal of every stain.

Most importantly, we will not continue using increasingly aggressive chemicals where doing so could damage the material.

LIMESCALE, CORROSION & SURFACE DAMAGE

Heavy limescale, grease and mineral deposits can often be significantly improved with professional treatment.

However, long-term deposits can permanently affect chrome, glass, stone, taps, shower fittings and other surfaces.

Once a finish has become etched, corroded, scratched or chemically damaged, cleaning may remove the remaining residue but cannot recreate the original factory finish.

The same principle applies to worktops, sinks, appliances, tiles, grout and sanitary fittings.

Before and during cleaning, our team assesses areas where staining or damage may be permanent.

Where necessary, we:

✓ test appropriate cleaning methods
✓ avoid unnecessarily aggressive treatment
✓ explain when further cleaning is unlikely to improve the result
✓ distinguish cleaning issues from maintenance, repair or replacement issues

For end-of-tenancy properties, this also provides a clearer record where an issue is caused by wear, deterioration or permanent damage rather than inadequate cleaning.

Even when a stain appears treatable, the final result depends on the material, the cause of the stain, previous cleaning attempts, age and any permanent fibre or colour damage. In some cases, this only becomes clear once professional cleaning has been carried out.
